Looks neat and orderly.

From the street this property value may appear to the tax collectors at least $216K.

Funny, they didn't access the market value at $232,500 the price I paid. Reason, they didn't want me selling to recoup my funds so they gutted me $16,5000 off the top and the city ,if I would have had the POS would have placed a nosebleed escrow on the property.

In 2018, it was $249K without any improvements. The only time you want your property value high is when you are applying for a home equity loan or in the process of selling.

Let someone other than me own this property value will jump to $300K .

It was some shady @@@@ went on in this property between 2019-2020, I would go back as far as 1925.

Amazing ,property values are high if you choose to live here and when you want to sell they are tens of thousands lower.

Who cleaned that property?

This hillside was once home to hundreds of groundhogs and trash collected over the years under the evergreen.

To evict the groundhogs two contractors came in excavated all the hedges, the rotten stinky tree was cut down and stump ground. The hillside was plowed and seeded in summer of 2021, trespassers could not wait to trample on the seeds.

Thousands of dollars and countless hours went into clearing and maintaining this hillside. Hedges removed February 2020 the contractor pointed out there were tunnels in the hillside made from groundhogs.

March 1,2020 them @#@%@@# woke up and look like a heard cattle grazing in the front yard. running up the steps, peeking in the front door, all over the property.

TREES REMOVED

Property looking better and better to investors.

Large evergreen removed on the driveway side roots were pushing the sanitary line ,this is just a temporary fix. It's just a matter of time when the pipe will break, as the roots are still growing causing slow drainage.

Another large tree was removed near the porch that animals had hollowed out the bottom it was on the verge of falling over.

A third rotten stinky tree was removed on the same day, on the corner by the neighbor's driveway. Cost thousands of dollars.

Be advised these were emergency removals in order to survive in this property.

For the first two months, contractors stayed at this property giving quotes, repairing ,some of them robbing my @@@ blind with subpar work and not honoring their warranty.

Call in city enforcement.

The city will not allow a sign to be placed on the hilltop but allowed a colony of groundhogs, trash, overgrown hedges and a stinky. gnat infested tree on the hillside with no city violation.

No one complained to the city about an infestation of groundhogs or gnats, now that I have spent thousands exterminating groundhogs and other wildlife released onto the property, its time to send in a city ordinance, that is not enforced citywide.
